The two primary causes of eviction are non-payment of rent and hoarding disorder. People with hoarding behaviours are statistically the most likely group to disengage with services, and the average hoarding case costs the landlord between £35,000 and £50,000. This multi-faceted condition needs a multi-faceted approach, with new philosophies at its centre.

This course includes compassionate and sustainable alternatives to enforcement proceedings and will identify the cases where escalating to tenancy enforcement and eviction is the only remaining option. We’ll explore ways that this process can be managed in the most supportive way possible, whilst adhering to tenancy governance responsibilities.

What will I learn?

The key aim of this session is to promote an enhanced understanding of the mental health condition behind hoarding behaviour. Ultimately, giving staff the confidence and skillset to work in a more compassionate manner with those who hoard. It will cover the following topics:

  • The tales behind the treasure – why do people hoard?
  • Risk factors for hoarding and the link between mental health and hoarding.
  • How to identify early signs of hoarding and how to start a compassionate dialogue.
  • Types of hoarding, and where these fit into the new diagnostic criteria of hoarding disorder.
  • Treatment pathways and practical support.
  • Hoarding from a tenancy governance perspective – the impact of enforcement action and house clearances.
  • How can we try to sustain tenancies for those who hoard?
  • Risk assessments for hoarding cases – these will be developed on the day based on real case studies and can be used as templates for future cases.
  • Hoarding toolkit – for those booking on the full day training, a full complementary toolkit will be provided to all delegates. This can then be disseminated throughout the organisation to promote consistent approaches to tenants who are hoarding.
Meet your trainer

Kayley Hyman is the founder of Holistic Hoarding, a community interest company that offers therapeutic support to those who are affected by hoarding disorder. Kayley has an MSc in Mental Health, focusing her research on compassionate models of support for hoarding, and is on the board for the Cardiff Mental Health Support Services.

Kayley also works as a mental health specialist for a large housing organisation, where her primary focus is working in a therapeutic and collaborative manner with tenants and landlords to prevent eviction and to promote sustainable tenancies.
