It is possible for a tenant to pass their tenancy on to another person by effecting a Deed of assignment. This does not create a new tenancy, it merely passes on the existing tenancy to the assignee, who 'steps into the shoes of the outgoing tenant' and occupies under the same terms. There are statutory restrictions on the ability to assign a tenancy, which differ for secure and flexible tenancies and assured tenancies.
